Terms of Service

A booking is confirmed only upon receipt of a booking confirmation from us and successful processing of the required deposit or full payment. Reservations are subject to availability and may be declined at our discretion.

You must be at least 18 years of age to make a booking. The person making the booking is responsible for ensuring that all guests comply with these Terms of Service.

Any information provided during the booking process must be accurate and complete. We reserve the right to cancel reservations made using fraudulent or incorrect information.

All rates are quoted per night and are subject to change until a booking is confirmed. The total amount payable includes applicable taxes and any disclosed fees.

A refundable security deposit may be required and will be collected prior to check-in. This deposit will be returned within a reasonable period after checkout, provided no damages or policy violations have occurred.

Accepted payment methods will be communicated during the booking process. All payments must be made in the currency specified at booking.

Our cancellation policy is as follows:

• More than 14 days before check-in: Full refund of any deposit paid.
• 7–14 days before check-in: 50% refund of the total booking amount.
• Less than 7 days before check-in: No refund.
• No-shows: The full booking amount is forfeited.

All cancellations must be submitted in writing to bookings@tripleoakapartments.com. The date we receive your cancellation request will determine which policy applies.

We reserve the right to cancel bookings in exceptional circumstances (e.g. property damage, emergency). In such cases, a full refund will be issued.

Standard check-in time is 2:00 PM and check-out is 12:00 PM (noon). Early check-in or late check-out may be available subject to availability and an additional fee.

All guests are required to present a valid government-issued photo ID upon check-in. Failure to do so may result in the booking being declined without a refund.

The property must be vacated by the agreed check-out time. Late departures without prior arrangement may incur an additional nightly charge.

To ensure an exceptional experience for all guests and neighbours, the following rules apply during your stay:

• No smoking inside the property. Smoking is only permitted in designated outdoor areas where available.
• No pets unless explicitly agreed upon in writing prior to booking.
• No parties or events without prior written approval. Noise must be kept to a considerate level, especially between 10:00 PM and 8:00 AM.
• The number of occupants must not exceed the maximum stated in the booking.
• Guests are responsible for keeping the property clean and tidy throughout their stay.
• Any damage to the property, furnishings, or appliances caused by guests will be charged against the security deposit and invoiced accordingly.

Violation of these rules may result in immediate termination of your stay without a refund.

Triple Oak Apartments shall not be liable for any loss, damage, injury, or expense suffered by guests or their property during their stay, except where such loss arises directly from our proven negligence.

We are not responsible for any loss or damage to personal belongings left in the property. Guests are encouraged to use in-room safes where available and to ensure their own travel insurance covers personal valuables.

Our total liability in any circumstance shall not exceed the total amount paid for the relevant booking.

All content on this website — including text, photography, graphics, logos, and design — is the property of Triple Oak Apartments and is protected by copyright law. You may not reproduce, distribute, or use any content from this website without our express written permission.

These Terms of Service are governed by and construed in accordance with applicable local law. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the competent courts in the jurisdiction where Triple Oak Apartments operates.

If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.

We reserve the right to update or modify these Terms of Service at any time. Changes will be posted on this page with an updated date. Continued use of our website or services after changes are published constitutes your acceptance of the updated terms.

For bookings already confirmed, the terms in effect at the time of booking will apply.
